The historic public house has a bar and period features including fireplaces.

The pub has a professional kitchen and accommodates approximately 40 covers inside and 25 covers outside in its garden.

Accommodation
At present, the property offers four ensuite double rooms and one ensuite single room for bed and breakfast guests.

There is an attractive garden to the rear giving great scope for al fresco dining or just a great space for a drink with friends as well as a pretty outdoor seating area at the front.​​​

Car Park 

The car park is adjacent to the pub and there is additional parking in the sports pavilion nearby.

The Market

Extends way beyond the village of Ashendon.

The pub is a popular hub for residents of the village and serves as the local pub for several surrounding villages without a pub – a total of 1582 residents. 82% of these residents are aged 18 or over.

It also attracts visitors, tourists, cyclists and walkers from the many local villages and towns and the larger conurbations of Thame and Aylesbury, due to its historic and picturesque location and the quality of the venue and food offering.​

 

The pub has been a venue for wedding receptions, parties, wakes and christenings.

 

It has provided food and accommodation to visitors to Waddesdon Manor and for many local businesses including those at Westcott Venture Park and users of the A41. There’s an opportunity to target construction workers at the nearby HS2 line.

The Opportunities 

The tenant has many opportunities to optimise the success of the pub.  These include community research insights.

  • Breakfast: for B&B guests, residents and visitors

  • Daytime coffee: opportunity to create a cafe culture for various groups, individuals and remote workers

  • Lunch: healthy, light, affordable weekday lunches for the local populous, groups of men, women and retirees from further afield. Sunday roasts

  • Operate a well-organised, safe, and hygienic environment.

  • Understand and adhere to the legal requirements of operating a public house and catering business.

  • Collaborate effectively with your dedicated Tenancy Officer & Community Officer of the Management Committee.

  • Develop a clear strategy for the pub’s growth.
